Maintenance

All units are inspected by management and maintenance to determine if the carpet needs to be replaced or shampooed and if there are any items that need to be repaired.  Full paint and cleaning are done before a resident moves in.

No, you do not have to be present for work to be completed.

Yes, we have on-site maintenance and after-hours emergency On-Call Maintenance.

Call, stop by the office, email, or put in a service request through the online Resident Portal.

During business hours, come to the Leasing Office and present your ID to borrow a key. After hours, call the emergency On-Call Maintenance. A $100.00 lock-out fee will be charged for after-hours lock-out response.

Amenities

Yes. Parking is unassigned, and you are allowed one passenger vehicle per lease signer.

24-Hour Fitness Center, Laundry Facilities, Clubhouse (open during office hours), BBQ Grills and Picnic Areas.

We allow dogs and cats in Studios, and only cats are allowed in Rent by the Room apartments. Some breed restictions may apply. Contact the Leasing Office for further details.

Refrigerator and Range

Yes, with a minimum 3 month lease term when available.

Once all information needed to process the application has been received, final processing generally takes about 48 hours.

All payments must be made online via the resident portal or through a participating WIPS location. Using the resident portal, you can pay with a checking or savings account at no cost, or you may use a credit or debit card with an additional convenience fee. Using the option to pay at a participating WIPS location, this is similar to purchasing a money order and convenience fees may apply.

We no longer require renter's insurance. Our community participates in the Property Damage Liability Waiver (PDLW) program.

If the resident has to break their lease, the resident is responsible until such time as the lease expires or we are able to re-rent the unit.

The Property Damage Liability Waiver (PDLW) program is an automatic monthly fee that waives your obligation to the property owner for damages resulting from accidental damages (fire, smoke, sewer, water discharge, etc.) caused by your accidental acts or omissions. The monthly fee for the PDLW will be reflected on your lease and charged as part of your monthly rental charges. The PDLW is not personal rental insurance and does not provide coverage for personal property in your apartment home.

Future Residents

Applications are completed online through our community website. Application ($45.00), payment of a $300.00 holding deposit, all non-refundable application fees, and a signed and dated Reservation Form are needed in order to reserve your apartment.

Minimum $100,000.00 liability, you choose your amount for personal property coverage, and Community is named as an Interested Party or Certificate Holder.

When you reserve your apartment you will be provided with a Reservation Form that breaks down the overall cost for move-in including all required deposits and fees.
